We would be honored to work with you in managing your Condominium Association. Our goal is to provide an all inclusive service offer. The Vertex Association Package was designed to focus on the future market value of the property at the least cost and effort to the association/owners. We have listed a brief summary of our services and what differentiates us from our competition. Once the management agreement is in place, we will create along with the board, a specific strategy for the property. Process will include scheduling contracts to maintain all common areas, handle accounting as well as owner concerns as they come whether it is regarding utilities, licenses, miscellaneous accounts etc.

 

Off-Site or On-Site Staff
We offer experienced qualified staff, and training courses to represent our company goals in every project we accept. We are eager to show the Vertex difference with your condominium association. Regardless of small or large scale condo projects our team has the experience to maintain investment or increase it. Certain properties will not require onsite staff, but we still implement a regular inspection schedule making sure all homeowners can be comforted knowing their homes are in good care, for the larger scale condo projects which may require an onsite manager, we have a training program that will help our onsite property managers keep constant attention to the valued homeowners, all outside vendors and of course the association budget.

 

Accounting and Legal Services
Vertex
Real Estate Management will handle all applicable accounting needs for the association, from collection of condominium dues, assessments, yearly budget reviews, and quarterly association progress reports. We believe in full disclosure and working closely along with the association board, after all we aim for a pleasant long term relationship with our dear association homeowners. In regards to legal, we are aware that incidents may happen, and with our experience and with the experienced legal services of our team, we can facilitate resolution of complaints, handle collections of delinquent condo dues and even coordinate the event of foreclosures.


Rental Management, Investor Services
We also offer an additional service of rental management, from finding and screening the right tenants for you to scheduling move-ins and move-outs.  This is a separate service but may be something attractive for some of the investor owners of the property, Investors can remain Investors, and leave the management of your rental to Vertex. We offer special management rates for our managed associations as an added appreciation. Also, in case you plan on selling your property, we offer an in-house solution for listing, marketing, facilitating the mortgage/financing and settlement of your property, it can really be as easy as leaving it to us. Repairs, Renovations, Capital Improvements
We have created a very dependable highly skilled team of vendors for all property needs; we would like to review all current vendors to assure the association is being offered the highest possible degree of service for a reasonable value. This includes service needs such as janitorial, grounds/landscaping, capital improvements, security etc. Common area upgrades or renovations should be planned out carefully, we want you to be proud of your investment.
